The objective of the Fund is to become the premier provider of exposure to the SEE Commercial Property market by co-investing with leading international developers and/or operators entering SEE.
The Fund Managers have been recognised as experienced Real Estate investors in the region and as such are solicited for co-investments from International newcomers. The Fund will capitalize on this demand from International developers and operators attracted to SEE by the NATO membership (Albania - Macedonia - Montenegro) and European Union membership in after 2015, a process which is commonly considered to follow.
The Fund will benefit from a robust demand due to demographic, urbanization and Diaspora returning. As well the Fund foresees the emerging of a Middle Class with new needs in terms of residential, hospitality, retail, healthcare and leisure. The growth of Tourism is supported by different international organization as a pillar of SEE growth. The Fund believes that this will create demand in Leisure, Resorts, Hotels and Services. Finally the emergence of Albania and notably Durres as a regional maritime Hub for Kosovo, Macedonia, Bulgaria is supported by the EU and other international organizations and will offer promising developments in logistics, services and the retail sectors.
Real estate markets in Central Europe have experienced positive growth in the past 5 years. Accordingly we believe that SEE is next and will experience similar growth even in the actual climate. As such the Managers believe that this field promises considerable sustainable growth potential for the SEE Property fund in the years to come. The Fund goal is to develop innovative investment products that produce appropriate risk adjusted returns. The return will be made up of capital appreciation of the underlying assets, rental income, dividends and interest and capitalize on market conditions, which will benefit our investors.
Finally the Fund target is to deliver consistent capital returns in excess of 25% p.a.
